This is where the process begins! You have a lot of choices for a Realtor®, but you want someone that you feel comfortable and confident working with. You also need an agent who knows the local market so they can ensure that your home is presented in a way that will appeal to buyers. An agent should be able to provide you with a detailed analysis of the community, the steps they would take to market your home and offer recommendations to get your home ready for the market. It is important to understand the current market conditions and choosing an agent who has the experience to navigate this is critical to the success of the sale of your home. Before the For Sale sign goes in the yard, we will need to make sure your home is in the best possible condition. Evaluate your home; look at cosmetic issues, identify ways to reduce clutter, make needed repairs and discuss potential updates that will bring value to your home. You only get one chance to make a first impression with a buyer and we want to take the time needed to prepare your home so it makes an amazing impression on them. Simple tasks can have a huge impact on the appearance of your home - sprucing up your landscaping, cleaning and updating some paint colors can help a buyer visualize it being their next home.
When your home is ready, I will have a professional photographer take pictures of your home. These photos will show off how beautiful your home is and are one of the best ways to draw buyers in for showings. We will finalize pricing and discuss a net sheet so you understand the costs involved and what you will walk away with. I will list your home on our local listing service and get it pushed out to all of the other ways that buyers look for homes. It will also be directly marketed to local brokerages so agents can pass it along to prospective buyers. I utilize several alternative marketing strategies in order to create an intentional plan to captures as much buyer interest in your home as possible.
When your home is “Active” we will begin to have showing requests from buyers. This is a private time for buyers to tour your home with their licensed real estate agent. We can set up several options for showing requests and I will discuss this with you during our preparation period. I will also host an Open House where I am present and allow multiple groups of people to tour the home. Our goal is to bring as many qualified buyers through the door as possible so that you receive a competitive offer or in some situations multiple offers.
Once we receive an offer, we will negotiate with the buyer by accepting, countering or rejecting the offer. If we counter an offer, we will continue to negotiate until a counter is rejected or we reach an agreement. Once everyone is in agreement with the terms we will officially be under contract! The buyer will have an inspection and appraisal performed to assess the condition and market value of the home. As your representation, I will walk you through each step of this process - the inspection period may require you to make additional repairs or make a concession to the buyer for repairs to be completed.
Yay!! Closing day is finally here! I will communicate with the buyers lender to ensure that they have been cleared to close and we are ready for closing. You will be required to sign paperwork with the Title Company to officially sell your home. Once everyone has signed the paperwork, the Title Company will wire the proceeds from the sale of your home to your bank account and you have officially sold your home!
